In Switzerland, the flat is won on paperwork

In tight markets — Geneva, Lausanne, Zug — a listing receives dozens of applications within hours. The letting agency does not view your personality: it reads your file. A complete, clean, credible file goes to the top of the pile. Here is exactly what it contains.

The expected documents

1. The agency's own form

Filled in completely, with no empty boxes — every agency has its own, and you answer everything.

2. The extract from the debt-enforcement register

THE Swiss document: it proves you have no outstanding debts. It must be recent, under three months. A newcomer with no Swiss history should provide their country's equivalent — a certificate of no registered debt, a rental history — plus a letter of explanation.

3. Employment contract and payslips

The rent should ideally not exceed a third of your income — the agency checks. If your contract is recent, add confirmation of the trial period if you can.

4. Identity document and permit

A G, B or L permit, or the receipt of your application — a permit still being processed is not disqualifying if the employment contract is solid.

5. The rent guarantee

Usually two to three months of rent. Two options: the classic blocked bank deposit, or the deposit-free guarantee (a surety insurance: an annual premium, no capital frozen) — accepted by the large majority of agencies, and valuable when you are moving your life and cash matters.

6. Third-party liability insurance

Almost always required at signature — having the certificate already in the file looks professional.

What disqualifies you (seen again and again)

Cross-border worker or newcomer: your foreign file translates. Debt-enforcement extract becomes your national equivalent plus an explanation; a foreign employer becomes your signed Swiss contract even if you have not started; no Swiss history becomes references from your previous landlord.

Frequently asked questions

I have just arrived. How do I produce a debt-enforcement extract with no Swiss history? You cannot, and agencies know it. Provide the closest equivalent from your own country — a certificate of no registered debt, a rental history — together with a short letter explaining why no Swiss extract exists yet. What disqualifies a file is a silent gap, not a missing document that has been explained.
Deposit or deposit-free guarantee: which do agencies prefer? Both are accepted by the large majority of agencies. The classic blocked bank deposit ties up two to three months of rent in capital. The deposit-free guarantee is an insurance product: you pay an annual premium and no capital is frozen. When you are moving your whole life across a border, that difference in cash flow often matters more than the total cost.
Is the one-third-of-income rule a law? No, it is a widespread practice, not a legal rule: agencies generally expect the rent not to exceed a third of your income, and they check. Being at the limit is not automatically disqualifying if the rest of the file is solid — a guarantor, savings or a permanent contract can compensate. Being at the limit with no explanation is what loses the flat.
